Our Early Financing Helped Make Seavey Crossing Possible

Senior Housing in Westbrook

Construction began in spring 2025 at Seavey Crossing, a new 61-unit affordable housing community in Westbrook, Maine. An Avesta Housing project designed to serve residents ages 55 and older, Seavey Crossing will offer safe, high-quality homes with on-site amenities like a community room, kitchen space, and a cozy electric fireplace sitting area.

Early investment from Genesis was key to making the project possible.
When Avesta identified the three-acre site for Seavey Crossing, it faced the urgent need to secure the property, before someone else purchased it, and begin design work.

But traditional lenders typically can’t support such early phases, when projects are just taking shape and timelines are uncertain.

Genesis stepped in with a flexible, mission-aligned 18-month predevelopment loan—later extended as needed—allowing Avesta to act quickly, launch planning, and successfully apply for Low-Income Housing Tax Credits (LIHTC) through MaineHousing.

Affordable, Energy Efficient, and Community-Oriented

Seavey Crossing will be largely electric, using heat pump systems (thanks to Efficiency Maine rebates) to provide efficient, year-round heating and cooling to residents. Avesta is also planning solar energy options to further reduce utility costs and lower the building’s carbon footprint.

For Avesta, incorporating clean energy systems into affordable housing has long been a goal—but historically, the resources to do so haven’t been available during early development stages. Flexible capital from Genesis filled that gap.

This development is part of a broader effort to revitalize an infill site in downtown Westbrook. The senior housing at Seavey Crossing will share a campus and parking with nearby workforce housing, creating a connected community where older adults can retire and downsize, while contributing to a vibrant, diverse downtown.
